Have you ever wondered what is a “fair” split between partners in a real estate deal? How much should you compensate someone who found the deal, raised money, or used their credit to get a loan? People can contribute many things to a deal, how can you compensate that person fairly?
For example, if you are working on fixing up a property with the intention of selling it off quickly, you use person A to get the loan using their credit, person B to invest the cash, person C to contribute their “sweat equity”, and you simply sit in the middle of all this managing the process. What is fair compensation to everyone?
As you probably know by now as a real estate investor, everyone thinks they deserve more. Everyone thinks their contribution is the key to the success of the deal. This can be difficult sometimes.
As a result, I developed a software tool (an Excel spreadsheet) that allows all partners to agree on fair compensation. It is pretty straight forward to use. It has cut our initial “heated” conversations dramatically. Instead of wasting hours and hours discussing what is fair, this tool cuts it down to a fraction! At the end of the compensation negotiations, you will know how much everyone will make at the end of the project.
This tool allows all partners to truly compensate everyone fairly. The argument of “I deserve 50% because of this and that” is gone!

The tool has 4 steps:
- Enter all factors partners are contributing, for example, “Cash Partner” “Credit Partner”“Experience” etc… along with a description of the factor. This tool allows up to 5 factors. In addition you enter a “weight” to the corresponding factor.
- You simply enter all the names of the participants and their contributions
- You enter a PROJECTED profit, and then later as you complete the job, you can modify this number to the ACTUAL profit
- Read the compensation of each investor.
